瑞士銀行（UBS）今日發表的研究報告調降了對香港樓市的預測。他們將2023年和2024年的香港樓價預測從原先預計上漲5%微調至「0%至5%」，並預計明年樓價將下跌10%。這反映了中小型發展商面臨高槓桿風險以及高利率環境持續時間超出預期。UBS解釋道，17家中小型上市開發商中有10家的負債比率超過50%，而它們截至2023年6月底持有14,500個未售單位，相當於2021年10個月的新屋銷售量。其中2,319個單位將在未來兩年內完工，可能需要降價以加快資金回流以因應高利率環境。
