    I'm quite disappointed with the performance of this stock. I am in at $6.00 with 5,500 shares respectively, and there is absolutely no reason why $MAC should not be trading at $10-15 today. This stock is one of the best risk-reward investments on the market today: They have more cash on their balance sheet than what they are trading for in today's market - downside risk is minimal and the event of bankruptcy is extremely unlikely in the presence of COVID. $MAC is a perfect example of a completely misunderstood company with high upside potential - making it one of the most undervalued stocks in today's market, despite the recent market crash. In the event of their earnings being released, I was really anticipating some big movements today - very disappointing. Disclosure: I am long Macerich

    Hello everyone,

    We all know the current hype on the stock market with a high rate of short selling. I'm not saying that GME and AMC are bad stocks at the moment, but there is one stock with a short float of 80% and above that looks really good fundamentally. This stock is $MAC. It's particularly distinctive and I'll save you the financial details here, but basically the market valuation is very low compared to its intrinsic value.

    $MAC currently trading at ~2.5x P/S while its larger peer $SPG is trading ~7.5x P/S. I'm not suggesting Macerich deserves to trade at a multiple equal to it's larger and better run Simon Property, but I am saying the gap between the two shouldn't be nearly this large. $MAC can double from today's $13.xx level and still be a decent bargain. $MAC is being big time under-appreciated as a re-opening play in my opinion.     I am expecting consolidation in the retail and mall REIT segment to continue after the Kimco and Weingarten merger. I wouldn't be surprised to see $MAC involved in some M&A themselves...

    How I paper handed and I won't let this happen to $AMC:

    Before $AMC, I paper handed $MAC. Bought 20k shares at $12k @$12 expecting a Reddit short squeeze and was down for a whole month, as much as $40k, lost confidence and later sold @$12.5 for a $10k gain when the rally started, only to see the stock shot up to $26 in 2 weeks on short squeeze, missing out potentially $260k gain.

    The land that MAC malls are sitting on is what is fundamentally separating $MAC from $WPG $PEI and $CBLAQ. The rest is just a matter of being patient and letting it do it’s thing.

    So everyone thought rates would go up and nobody can explain why they are going down except for the argument of excess liquidity in the system. The reason value stocks are down is because investors are reading it along with a soft service demand data point that the recovery has peaked and therefore the reflationary trade has peaked. Now those looking for alpha are switching back to Tech where the lower rates won’t impede growth and where any possible threat of new variants won’t hurt them. I believe they are acting rashly and not on enough data and making a trade rather than an investment, which is why I continue to be long $JWN $MAC

    We are talking about a class A mall owner who was trading ~26 before covid and so until we get to ~26, we haven't even hit our baseline. The real fun starts after that.

    What if this goes down tomorrow? Who cares...this is a real business that isn't going anywhere.

    If they come out and raise their dividend, that will add more fuel to the fire.

    I have no doubt that $MAC will soon recover its price up to 22~25$ by the end of this year and I'm investing 20% of my mother's life saving and 50% of mine in this stock.

    However, the only concern is the tapering....

    Look at this way - Shorts haven't covered and today we shook off the paperhands. We are better positioned than yesterday for the upcoming squeeze.

    I sold all the other holdings today - weed stocks and EFTs, $MAC and $SKT and are all in $AMC. Added 1010 shares today - 400 at $69, 200 at $65, 200 at $53, 200 at $44, and 10 at $39. Plus 7 call option contracts at $70 strike price for 6/11. I am down on the newly purchased shares but my call option values are up.

    Shorts have to cover. Just HODL.

    This week will be critical for $MAC as retail sales data, FOMC, and march options expiration kicks in.

    With a bit of luck, we should see a strong breakout out from the current trading range, and the narrative around $MAC will flip. Hopefully, new investors will see $MAC as more than just a quick short squeezing play this time.

    Don't sell your shares from regurgitated FUDs about $MAC's balance sheet problems. The issue has been well-known and understood by the market. Its peer - $SKT which has seen a robust recovery in its SP, and it has similar balance sheet issues.

    What really matters is that $MAC has survived the pandemic year, and it is ready to benefit from pent-up consumer demands. If you study the survey as to what most people are looking forward to after lockdown is lifted - it is human contact & social interactions.

    I cannot think of better place to satisfy people's want to resume their social life than A-class malls. Just look at how the market is pricing other distressed stocks s like cruise liners and airliners. There is a real asymmetrical risk-to-return in $MAC.
